The historic coal washing plant 4 on the be-MINE mining site in Beringen is undergoing a transformation with the addition of a fitness center, offices, and residential lofts, preserving its industrial heritage.

Kolenwasserij 4, a former coal washing plant on the historic be-MINE site in Beringen, is set for a complete new purpose. The first and second floors will house an extensive fitness facility, offering crossfit, hyrox, and group classes. The third and fourth floors are designated for offices, of which 75% have already been sold. The fifth floor will be developed into five high-end lofts. Notably, as with the rest of the site, significant attention has been paid to the historical aspect during the repurposing of this coal washing plant. One of the three original production lines has been preserved intact and is visible from every floor.
The restoration of Kolenwasserij 4, initiated in 2019 by be-MINE nv (a collaboration between Ciril, Van Roey, and LRM), included the renovation of the exterior facade and roof, and making the building structure, such as columns, beams, walls, and floors, fire-resistant. Each floor offers approximately 800m² of space with views of the green Avonturenberg. The total area across the six floors is around 4,585m². A smaller space for hospitality is planned on the ground floor, adjacent to the future park.
Karolien Sas, director of be-MINE nv, expressed enthusiasm for the progress, noting that the shell of the floors is now being completed. The fitness center, 'Hybrid Movement en Fitness', is set to open in 2027, driven by entrepreneur Jan Larosse, who has been investing in the site for a decade. He highlighted the site's potential for creating unforgettable sports experiences.
All offices on the third floor have been sold, and 50% of the offices on the fourth floor are now sold. Kolenwasserij 4 benefits from a premium location near the retail park, with ample parking and a unique visibility. The building also exudes unparalleled historical grandeur, with the restoration executed respectfully towards the industrial heritage, evidenced by the preserved production line.
By mid-2027, the shell construction, including stairs and elevators, will be delivered. Buyers can manage the interior layout and finishing themselves or have it executed by be-MINE nv. The fifth floor is already in high demand, with plans for five high-end residential lofts of approximately 230m² each, featuring spacious terraces and panoramic views, promising unique living spaces in Limburg.
Mayor Thomas Vints emphasized that repurposing protected heritage is a balancing act. He stated that Kolenwasserij 4 demonstrates how heritage, economic development, and public value can successfully coexist, reinforcing be-MINE's development as a vibrant place for work, living, sports, and experiences.
